What is Coil Cleaning

A HVAC condenser coils main function is to rapidly remove heat from the unit. Condenser coils need outside air to pass through the aluminum fins that surround the heated copper condenser lines which in turn rapidly removes heat. Condenser fan motors draws outside air through the coils and then up and out of the unit. Any airborne debris is drawn directly into the condenser coils and trapped in the aluminum fins. Most commercial HVAC units have multiple coils, usually two and on some models three. These condenser coils are individual yet they are stacked or sandwiched together.
In most cases, debris passes easily through the first condenser coil and gets trapped against the second coil. Overtime, usually a period of a year, this debris builds up and restricts airflow. A combination of pollen, dirt, dust, debris, and rain form a blanket completely plugging the unit from having adequate ventilation or airflow. Why is coil cleaning important?
As you have learned and seen from the photographs above, clean coils allow outside air to easily pass through the aluminum fins that surround the heated copper condenser lines rapidly dissipating heat.
When the aluminum fins of the coils become plugged with dirt and debris the unit is incapable of rapidly removing heat. This means the unit can no longer remove heat efficiently. Operating temperature of the unit begin increasing, the unit draws additional amperage to compensate which uses additional electricity. When the compressors are running at above normal operating temperatures it will begin to break down the lubricating properties of the compressor oil which could eventually lead to premature catastrophic compressor failure.
Cleaning the condenser coils as part of your regular preventative maintenance program annually will ensure maximum efficiency of your rooftop HVAC equipment. Cleaning the condenser coils will help prolong the life of the unit, protect your compressors from premature failure, and maximize your overall investment. .


Energy Savings

Energy savings is another reason to keep coils clean. A study completed by Pacific Gas & Electric indicates that the efficiency of a package unit can be increased by 16% simply by cleaning the evaporator and condenser coils. This can extremely offset the labor and product cost of cleaning the coils. One facility showed a 57% increase in air velocity after the coil cleaning and the air temperature delta improvement of 22 to 28.5F, resulting in energy savings of $8,000. Properly maintaining your HVAC equipment effectively increases energy savings. For commercial, industrial, & retail customers the energy savings can be dramatic. After some general research with our clients HVAC maintenance records, 90% of the work performed was with filter changes and a general inspection. 10% went to repair or parts

If you choose to have both services completed, the yearly coil cleaning also includes one of the quarterly filter changes at no extra cost. We schedule our cleaning service to coincide with one of the filter changes for this savings purpose
